Official trend

How we know these numbers

Portugal's national house price trend comes from INE (Statistics Portugal) and from Eurostat, both transaction based. INE's Q3 2025 House Price Index was up about 17.7 percent over the year. The per square meter figures here are asking prices from Idealista (December 2025), shown next to official INE transaction prices where the same municipality is available. Asking prices sit above what buyers actually pay.

Asking prices are from Idealista, December 2025. Where shown, the official sold figure is the INE municipal transaction price for the same city (Lisbon and Cascais). Porto's INE figure covers the wider metro area, and the Algarve and Madeira INE figures are region wide, so those sold prices are left off the cards to avoid a misleading comparison. Portugal's national index (INE and Eurostat) is transaction based.
