How we know these numbers

France's official trend comes from the joint INSEE and Notaires de France index, built from notary transaction data, and is also in Eurostat. After a correction in 2023 and 2024, existing home prices were up about 1.1 percent over the year to Q4 2025. The per square meter figures here are asking prices from the main French portals (SeLoger and MeilleursAgents).

France is the cooler market here. After a sharp correction in 2023 and 2024, prices were flat to slightly down through 2025 and only stabilising into 2026. These are asking prices; the official INSEE and Notaires index (notary data) showed existing homes up about 1.1 percent over the year to Q4 2025.

Frequently asked questions

Why are French prices flat or falling while others rise?

France had a sharp price correction in 2023 and 2024 as mortgage rates jumped. Through 2025 most big cities were flat to slightly down, and only started stabilising into 2026, unlike the strong growth in Spain, Portugal or Hungary.

Which French city is most expensive?

Paris by a wide margin, at about 9,827 EUR per square meter asking, then Cannes and Nice on the Cote d'Azur. Marseille is the most affordable of the big cities here.

Are these official prices?

No. They are asking prices from SeLoger and MeilleursAgents. The official, transaction-based trend is the joint INSEE and Notaires de France index, also sent to Eurostat.
