How we know these numbers

Bulgaria's National Statistical Institute (NSI) publishes a transaction-based House Price Index for the six cities over 120,000 people, which includes Varna and Burgas. That official series is an index (2015 = 100), not a price per square meter. The per square meter figures here are asking prices from the largest Bulgarian property portal, clearly labeled, with the official index named alongside.

A separate listings aggregator (Properstar) showed Burgas at around 1,456 EUR per square meter in June 2026, in the same range. We could not fetch the Varna page for a matching June 2026 figure (the page blocks automated access), so the table uses the September 2025 figures from a single source for a fair like for like comparison.
