Official trend

Turkey's real (inflation adjusted) BIS residential property price index fell about 0.7% over the year to 2025-Q4, with the index at 220.8 (2010 = 100). This is the official trend behind the asking prices above. Source: BIS (Bank for International Settlements), fetched 2026-06-08. https://data.bis.org/topics/RPP

How we know these numbers

Turkey's official trend comes from the Central Bank of Turkey (CBRT) Residential Property Price Index, also covered by the BIS. Because Turkey has very high inflation, nominal lira prices rose about 31 percent over the year, but in real terms (after inflation) prices were roughly flat to slightly down, and in euro terms they fell as the lira weakened. The per square meter figures here are asking prices converted to euros at about 53 lira per euro (mid 2026).

These are asking prices converted to euros at about 53 lira per euro. Nominal lira prices rose roughly 31 percent over the year, but with very high inflation, real prices were roughly flat to slightly down, and euro prices fell as the lira weakened. So treat any big nominal growth number with caution.

Frequently asked questions

Did Turkish property really jump 30 percent?

Only in lira. After inflation, real prices were roughly flat to slightly down over the year, and in euro terms they fell as the lira weakened. The headline lira growth is mostly inflation, not real gains.

Which Turkish area is most expensive per square meter?

Bodrum, at about 2,372 EUR per square meter asking, well above the rest. Antalya and Alanya are the most affordable here, near 990 to 1,073.

Are these official prices?

No. They are asking prices converted to euros. The official trend is the Central Bank of Turkey index, also covered by the BIS, shown here in real (inflation adjusted) terms.
